Building a home in Melbourne typically involves several key stages and these stages can vary slightly depending on the builder and specific project requirements. Hence the process of home building can be a bit overwhelming for first time home-builders. We have put together a brief overview of the home building stages as it is very important to consider both the pre-construction phases as well as construction phases equally.

Usually the pre-construction stages are as listed below and there are five stages in home construction in general.

Pre-construction Stages

  • Builder Selection
  • Design/Floor Plan Selection
  • Developer’s Approval (Only for the Estate)
  • Contract/Drawing Preparation
  • Contract Amendments/Modification
  • Building Permit
  • Site Preparation

Construction Stages

  • Base Stage
  • Frame stage
  • Lock up Stage
  • Fixing Stage
  • Completion

If you are building in a newly developed estate, then the builder will have to follow their guideline and also need to obtain the Developer’s Approval.

While it is very easy to lose sight of the time for this pre-construction stages but it is equally important to keep it in mind if you are planning to build a home for the first time as this time does add up at the end. Some times it could take about 3-4 months to get all the paper works completed before the construction could begin.
